Estimates
Estimates given by photo or on site are free and carry no obligation. An estimate is our honest expectation based on what we could see at the time. If opening up the work reveals something materially different, we stop, photograph it, and get your agreement before any additional work or cost.
Scope of work
We provide construction, renovation and restoration within the agreed written scope. Required drawings, engineering, approvals and qualified specialist trades are coordinated for the project before the relevant work begins.
Insurance and strata projects
CAD $2,000,000 in Commercial General Liability coverage. Our updated policy covers eligible work on strata common property as well as residential work. Send the project address, photos and scope of work so we can confirm eligibility with our insurance broker before accepting the job. A Certificate of Insurance (COI) is available on request. For a certificate issued for your strata corporation, send its full legal name, address and insurance requirements. We can coordinate any additional insured requirements with our broker, subject to confirmation. For commercial premises, project eligibility must also be confirmed with our broker before we accept the work.
Rates
For agreed small repairs and maintenance, our minimum call-out is $50 and our hourly rate is $50–$100 depending on the work, access and tools required. Materials and parts are charged at cost. Construction, additions, renovations and project work are quoted separately in writing. The project quote governs inclusions, materials, changes and payment milestones.
Payment
Small-repair payment is due on completion by e-transfer or cash. Construction and renovation payment stages are set out in the accepted project quote. The company issues invoices.
Client-supplied materials
We are happy to install fixtures and hardware you have bought. We cannot warrant the item itself, only our installation of it, and we will tell you before we start if we think a part is not suitable.
Access and site conditions
Please make sure we can reach the work area, and tell us in advance about building access rules, elevator bookings, parking restrictions, pets and any known hazard. Time spent waiting for access is chargeable.
Cancellation
Please give as much notice as you can. Cancellations on the day may be charged the minimum call-out where we have already travelled or turned down other work.
Our work
If something we installed or repaired fails because of our workmanship, tell us and we will come back and put it right. This does not extend to pre-existing conditions, normal wear, or a product that failed on its own.
Governing law
These terms are governed by the laws of British Columbia, Canada.
